- Credit - must have a credit report and it must make sense. You should invest in a service like FreeCreditReport.com and understand everything on the report.
- Property Value - This is most important if you are selling, buying or refinancing. It is best to use an appraiser for this determination. You don't need a full blown appraisal, but an analysis by an appraiser to get close it valuable.
- Income - you must be able to show your income.
Other items that have changed.
- No Cost Loans - fees are a part of the interest rate.
- No Down Payment Loans, do not exist.
- Low Down Payment Loans - FHA is a great place to be. 3.5% down is possible.
- Loan Modification Services - be very careful when taking this road. It is a great solution, but only for the right situation.
